Profile: Blackjack Ridge is an exemplary portrayal of casual, western living. Home sites are positioned throughout the rolling landscape of the community to maximize privacy, land use and views. The Blackjack Ridge Area is a mixture of private lot splits and small subdivisions. Utility availability varies by lot and homes are serviced by private wells and on-site septic systems.
Pricing: Homes range in price from the high $400,000’s to a Million Dollar Plus. Lots are priced from the mid $200,000’s to low $400,000’s.
Location: Approximately 12 miles from the courtyard square, this Williamson Valley. Neighborhood is northwest of Prescott proper. With quick access to Pioneer Parkway & Outer Loop Road – exit out of town is readily at hand.
Directions: 5.7 miles northwest on Williamson Valley Road from the intersection of Pioneer Parkway and Williamson Valley Road – East on Blackjack Ridge Road.
The Blackjack Ridge Area is a mixture of private lot splits and small subdivisions. While there is not a formal HOA regulating the lot split areas, adherence to local government regulations applies. Some lots may have deed restrictions, so read your Title Report carefully. One 40 acre parcel in this area, the Carroll Subdivision, does have CCR’s that regulate lot usage beyond the Yavapai County regulations.
* Lot Split: The splitting of land into lots by private individuals – The department of Real Estate allows individuals to split their land into 5 lots before requiring filing of a subdivision report.
** Subdivision: The splitting of 6 or more lots through a formal process required by the Arizona Department of Real Estate which requires meeting certain standards and reporting certain information in a document known as The Subdivision Public Report. Most subdivisions have CC&R regulations.
